Kammanahalli stands out for the wide array of shops doing business there

Around Kammanahalli are popular centres of the city including Kalyan Nagar, HBR & HRBR as well as OMBR. There may have been a time when distances were considered huge.

Today however, Kammanahalli is around 18km from Majestic and around 55 km from the international airport. Its connectivity to the city and its surroundings is pretty good as well.

“As with any well developed locality, Kammanahalli has a sound infrastructure in place. As far as schools go, you have several to choose from in the vicinity such as Royal Concorde International School, Carmel Convent, Saint Anne’s Primary and High School and Metro Public School “says Mahesh khaitan, Director of Sattva Real Estate Solutions, a real estate market research group.

Among the colleges are Indian Academy Group of Institutions, and CMR Institute of Healthcare. Medical help is top-notch here and you will always find assistance at hospitals such as Zion Hospital, Sathya Hospital, and RK Hospital. Kammanahalli is rather self-sufficient that way and you are never too far away from any everyday needs.

Real estate potential

Kammanahalli today serves as a connecting locality between the city centre and the outskirts. It is a pretty high density population area and can be considered an extension of Banaswadi. Through Kammanahalli, one would be able to get to the Outer Ring Ring Road, as well as the Hennur area. There are multiple approaches to Kammanahalli depending on where you are and where you would like to head to. As far as real estate infrastructure goes, Kammanahalli is more of an old-time development and not much has been done or can be done about the widening of roads. This is due to the existing population density and the lobby of a few communities. The potential for development of the mid-range bracket of apartments is definitely there. This would be in the price range of approximately Rs. 3,500 to Rs. 4,000 per sq. ft.

In terms of commercial development, the area is saturated with street shops, kiranas , hardware stores and an exceptional number of repair shops. “There is definitely a large potential for a hypermarket, for lack of organised retail is predominant in Kammanahalli. Leasing of commercial street shops does take place, however the rate is variable depending on location and the age of the shop,” says Mahesh Khaitan,  Sattva Real Estate Solutions, a real estate market research group.
